LITE residential buildings Berlin

Clear edges and high-quality technology behind the wall.

There is a lot of TECE in the exclusive LITE residential building in Berlin's Europacity.

From an insignificant peripheral location to Europacity: severely destroyed in the Second World War, then degraded to wasteland, an area of around 60 hectares stretches northwards from today's Berlin Central Station in a ribbon-like fashion. For a long time, it remained relatively unnoticed as a goods station. When the decision was made to relocate the freight transport centre in 2003, huge areas suddenly became available. The idea of a Europacity was born. Large parts of the mixed-use area with flats, retail, restaurants and businesses have now been completed. Right in the centre: The new LITE Berlin, a building with 64 upmarket flats and a commercial unit on a 1,650 square metre site.

The exclusive character of the new building with its central location directly on the Spandauer Schifffahrtskanal extends right into the interior: the bathrooms feature TECEprofil technology, while the TECEsquare and TECEloop flush plates round off the elegant look of the sanitary facilities. "The design is classic, timelessly beautiful and of high quality and therefore matches the building's aspirations," explains Thomas Kaune, project manager at property developer 6B47. The design was created by Baumschlager Hutter Partners, based in Austria and Switzerland.

Striking shape and light-flooded interior

The seven-storey building is made up of two head-end buildings and a connecting three-storey centre section. The upper storeys of the head-end buildings project slightly over the storeys below. They break up the rigour of the gridded structure and help to shade the lower floors. All three components have their own entrances. Nevertheless, it is a building from a single mould, as the clearly structured shell ties it together visually: Large glass surfaces sit in the façade on all sides. They alternate between extending right up to the end of the building, where they look like conservatories, and forming recessed loggias. The windows are only interrupted by a rather slender latticework of white plastered surfaces. The roof terrace on the flatter part is assigned to the neighbouring flats. The ground floor flats have sheltered terraces on the water side.

Clear edge on the inside too

The flowing transition between outside and inside is continued in the floor plan design, where the dining, kitchen and living areas merge into one another. The clarity of the exterior appearance is also reflected in the interior: light colours define the surfaces of the open-plan fitted kitchens, the wooden floors and the ceilings and walls. The bathrooms, some of which are very spacious, are fitted with high-quality brand fittings. Like the TECEprofil pre-wall module, which is characterised by easy and time-saving installation. The system of supporting structure and matching sanitary modules offers great design freedom and thus supports the basic conceptual idea of the architectural design to work with different shapes and flexible solutions and to realise different room layouts. The elegantly understated design of the flush plates in the TECEsquare and TECEloop ranges conceals the high-quality technology behind the wall. They also emphasise the sophisticated overall look of the interior design.
