Neighbourhood development in Hanau
A mammoth urban development project is currently underway in Hanau: the new Pioneer Park district is being developed on the 60-hectare site of a former US barracks. One part of the project is the "Triangle Housing" area, where BIG Immobilien GmbH is refurbishing old troop accommodation, adding new buildings and converting it into affordable housing for owner-occupation. The company relies on TECE's reliable sanitary technology and customer-oriented service.
A total of 1,600 residential units are planned for Pioneer Park, which will provide living space for up to 5,000 people in the future. The focus is on progress, sustainability and diversity. For this reason, the neighbourhood has been divided and developed into several areas and among different developers. Planned are detached and terraced houses, apartment buildings with rental and owner-occupied flats, innovative chain bungalows as well as intergenerational housing units. BIG Immobilien GmbH is responsible for an area where American soldiers once lived. After the renovation of the existing buildings, 372 residential units will be built here. In addition, the area called "Triangle Housing" is being redensified with a total of 144 newly built residential units; the first flats have already been completed. The goal was to create living space out of social responsibility that is below market prices for new first-time occupancy in the region - and is intended exclusively for owner-occupancy.
TECEprofil dry construction modules for washbasins and toilets were used in both the existing renovations and the new construction. The modules are characterised by their installation-friendly design and play their part in ensuring that an urban development project on the scale of Pioneer Park can be completed on schedule. "We have had very good experiences with TECE in projects of a similar size, which we have come to know as an innovative and reliable company. In combination with the excellent planning support provided by the TECE representative Kremers in Wedel, there was no question for us as to which manufacturer we would choose for the bathroom construction at Pioneer Park," says Isabell Bernstein, project manager at BIG Immobilien.
One advantage of the TECEprofil toilet module with universal cistern is that all components are pre-assembled ex works for dry construction and it can be installed directly. The cistern is sealed so that it does not need to be opened during the shell construction phase and only needs to be connected on the water side, which reliably protects it from construction site dirt. The shell protection for the subsequent actuator plate installation is located in a new installation tunnel with a zip closure, which can be directly tiled to. The "easy fit" system enables quick and tool-free installation of the actuator plates in the fine construction.
As it is not uncommon for residential buildings to be used for well over 30 years, the flushing technology is robustly designed. The proven universal cistern is extremely resistant to wear and deposits and keeps the flush volume exactly constant - an important aspect in the construction of Pioneer Park, where sustainability plays a central role. With the "Triangle Housing", the WC flushes are triggered via the TECEnow design actuator plate. With a high level of suitability for everyday use, dual-flush actuation and a timeless, clear design, as well as the very flat installation of only 6 mm in front of the wall, it is convincing both functionally and aesthetically. In general, all TECE push plates are compatible with the universal cistern and can be interchanged. So if a resident wants to redesign their bathroom or decide on a different model, the plates can be replaced regardless of the year and series.
In addition to the "Triangle Housing", BIG Immobilien GmbH was also responsible for the "Pioneer Makers" office and commercial complex, which is also located in a renovated barracks building in the heart of the new district. It is a coworking space aimed at innovative small and large businesses, self-employed people and start-ups, and also provides space for events, training and lectures. In addition to the above-mentioned solutions, TECEfilo urinal electronics made of stainless steel can also be found here, which were designed for semi-public sanitary rooms in which value is placed on reduced design and user-friendly function. TECEfilo has special functions such as adjustable preflush, hygiene interval flush and pause function, which reduce water consumption and improve hygiene without any loss of comfort. The adjustable hygiene flush ensures automatic water exchange in the connection pipe after a long period of rest and non-use of the urinal. The pause function automatically reduces the flush volume for short use intervals of less than two minutes, which has a positive effect on water consumption.
