Efficiency on the Baltic Sea beach
The Baltique is a neighbourhood of the future on the banks of the river Trave
The industrial past of the old fishing harbour in Lübeck's Travemünde district is only reflected in the name: the Baltique Quarter is being developed on 17,000 square metres. The centrepiece is formed by 251 new flats in twelve buildings with a larger number of similar floor plans in the sanitary areas. This is why those responsible jointly decided in favour of using industrially prefabricated technical building services elements as early as the design phase. And they did so on a larger scale - a total of 563 prefabricated Installation walls from the TECEsystem brand are being used throughout the entire neighbourhood.
Plan prefabrication in the preliminary design
Everyone involved sat around the same table early on in the planning process. This is because the planning lead time is crucial when dealing with prefabricated elements, as Klaus-H. Petersen, Managing Director of ppp architekten + stadtplaner gmbh, the office responsible for the design, emphasises: "Basically, it is important to plan the building construction and the technical trades in parallel, so that the right course is set from service phase 2 onwards, or that the traditional downstream processes are anticipated. This often results in cost and time savings."
All those involved in the construction integrated the industrially prefabricated installation walls from TECEsystem right from the design planning stage. In this way, the advantages of the prefabricated registers are fully realised. They reduce the amount of detailed planning and simplify invitation to tender. They also enable a valid cost estimate to be made at an early stage.
The new Baltique building shows that even projects with a large number of different bathrooms can be realised with serially prefabricated TGA elements. This also disproves a frequently cited prejudice that the use of prefabricated installation walls is only possible with a larger number of identical bathrooms. The exact opposite is the case, as the Baltique shows: Flexibility and variance in terms of room composition is larger with industrially prefabricated installation walls.
Parallel to the construction phase, the installation walls were industrially prefabricated by TECEsystem in TECE's own factory and delivered to the construction site just-in-time at the agreed time. This meant that the interior work was completed much faster than with conventional construction methods. The prefabricated elements already contain the entire pipework and all other elements required for the installation. They only need to be set up, aligned and fixed to the structural shell on site - two fitters only need an hour and a half on average to complete these steps for each installation wall.
The faster work processes have resulted in greater efficiency - and counteracted the all-too-common construction delays and their consequences. In addition, a pure shaft with a home station and electrical sub-distribution was installed in each storage room. TECE only pre-installed the empty cupboards. The electrical distribution and the domestic hot water station were installed on site.
Fire and sound insulation included
There are generally two fire protection variants to choose from in the TECEsystem. For the Baltique, those responsible opted for the classified TECEsystem fire protection solution using the ceiling bulkhead principle. TECEsystem installation walls fulfil all building law requirements for sound insulation and fire protection. They are always manufactured from the TECEprofil support structure. This is approved by the German Institute for Building Technology for the construction of non-load-bearing fire protection constructions and is labelled with the corresponding Ü-marking Z19.140-2573 at the factory. The Installation walls also fulfil the building law requirements in accordance with DIN4109-1 and the increased requirements in accordance with DIN4109-5.TECE provides a guarantee for this.
